By rate rather than by ticket size, the two value submarkets are clear. SouthPark along Fairview Road (28210) runs $1.51–$4.99 per ft² and typically $2.61 across 43 units. East Charlotte along Independence Boulevard and Whiting Avenue (28205) is tighter and cheaper on average, $2.32–$2.96 across 18 units. Compare that with Ballantyne at typically $4.50 and Tyvola at typically $5.27 per ft².
Cheap by format, not just by address
If headcount is small, format beats postcode. A coworking desk is $385 a month anywhere in the network; a business address is $110 and a virtual office $100. For a two-person startup that meets clients twice a month, an address plus two meeting-room bookings at $120 costs less than any private room in the city.
What to check on a cheap unit
Low rates usually mean an interior room, an older building or a short remaining term. Ask about natural light, floor level, parking cost, after-hours access and how long the rate is held.
