Walkability and transit are the strongest in the metro; parking is the weakest.
SouthPark — 28210
Fairview Road plus Park South Drive: the deepest submarket in our listing with 43 private offices and the broadest price range, $1.51–$4.99 per ft², typically $2.61. Fairview Plaza I, SouthPark Towers, 6000, 5960 and 6201 Fairview Road cover everything from a $130 single room to a 5,597 ft² block at $14,950. Ballantyne — 28277
15720 Brixham Hill Avenue, 3440 Toringdon Way and John J. Delaney Drive. Seventeen private offices at $3.48–$6.97 per ft², typically $4.50 — the most expensive cluster in the catalogue. The premium buys newer buildings, campus landscaping, free parking and a location that works for staff living south of the city and in northern South Carolina.
South End — 28203
West Tremont Avenue, ten private offices at $2.71–$5.14 per ft², typically $3.48, with units from 172 to 1,851 ft². The rail-trail and Blue Line location makes it the default for design, agency and product teams that want Uptown access without Uptown parking.
East Charlotte and Independence — 28205
Whiting Avenue and 4037 East Independence Boulevard. Eighteen private offices in a narrow $2.32–$2.96 per ft² band — the cheapest consistent rates in the market, with units from 54 to 2,411 ft². Best suited to operations, service businesses and anyone whose clients do not visit.
The outer nodes
University Research Park at 301 McCullough Drive (28262) serves the UNC Charlotte corridor. Tyvola Glen Circle (28217) is the airport-side cluster, $4.61–$6.97 per ft². Ayrsley Town Boulevard (28273) covers the southwest, and Perimeter Parkway (28216) with the Linville Building serves the I-77 north corridor at $2.67 per ft², including a 5,597 ft² block at $14,950. Lake Norman commuters have West Catawba Avenue and Langtree Village Drive in Mooresville.
