The size mix is small-unit heavy
Charlotte inventory skews toward small suites — 134 of the 193 private offices are under 1,000 ft², and 29 are under 250 ft², which is single-room territory for one to three people. Mid-market requirements are well covered with 42 units between 1,000 and 3,000 ft². Only 15 units offer 3,000 ft² or more, so a genuine full-floor search narrows fast to a handful of towers on Tryon Street, Fairview Road and Perimeter Parkway.
Where the pricing splits
Uptown (28202), the North Tryon and South Tryon corridor, lists 37 private offices at $2.13–$6.50 per ft², typically $3.65. SouthPark along Fairview Road (28210) is the deepest submarket with 43 units and the softest pricing, $1.51–$4.99 and typically $2.61. Ballantyne (28277) sits at the top of the range, $3.48–$6.97 and typically $4.50. East Charlotte along Independence Boulevard is the floor: 18 units in a tight $2.32–$2.96 band.
Flexible formats price separately
Serviced products do not follow the per-foot logic. A coworking desk runs $385 a month, a meeting room books from $120, a business address starts at $110 and a virtual office at $100. All 32 centres in the catalogue carry the full set, so a company can start with an address and scale into a private room in the same building.
