Uptown or SouthPark: a 65% gap inside one city
Uptown (28202) and SouthPark (28210) hold 44 suites each — together 88 of our 193 — yet they price completely differently. The median asking rate is $4.30 per ft² a month in Uptown against $2.61 in SouthPark, a 65% premium for the banking core. Uptown's five towers on North Tryon, South Tryon and College Street quote $250 to $15,400 a month; SouthPark's four Fairview Road and Park South Drive buildings quote $130 to $15,100. A tenant who can work outside the skyline pays about 40% less per square foot for the same floor area.
Where the remaining 105 suites sit
Ballantyne (28277) holds 22 suites in three buildings, $740 to $6,450 a month at a median $4.47 per ft² — the second most expensive submarket after Uptown. East Charlotte (28205) is the value end: 18 suites, $140 to $5,950, median $1,370 a month. University City (28262) has 12 suites at 301 McCullough Drive from $680; the Ayrsley corridor (28273) 11 from $130; South End (28203) 10 at 307 West Tremont Avenue from $860; Tyvola (28217) seven from $720; Mooresville (28117) six from $230.
